Any plumbers who know the IRC here? On my final inspection today I got gigged for not having shut off valves at each fixture (bath vanity sink and toilet). This is plumbed with PEX, with a MANIBLOK. "Fixtures shall be connected to drain and water lines. Shut off valves shall be installed for all plumbing fixtures [IRC P2903 & P2903.8.6] Comments:...

I'm working on some plans to go over with my local building inspector for an addition to my mobile home. This is a free-standing structure that will have minimal attachment (no structural attachments) to the mobile home. The dimensions are 16x20, and I'm thinking about a cathedral ceiling. The pitch is going to be 3/12. What sort of ridge beam would...

I replaced the air conditioner components a couple of years ago but the furnace unit was still working fine. Now the fan has died in the furnace so the AC is useless too. I can't seem to find anywhere to buy a new furnace to install myself. All searches just bring up service companies that only sell and install them. Specific location is the Austin...

I have a detached garage addition, I'd like to add a non-load bearing interior wall, 12' long across a 20' width, with the top wall plate perpendicular to the trusses. The addition is insulated to recommended R-value for a northern Indiana climate and the slab has a thermal break on the exterior footing walls. I'm concerned if slab movement will cause...

I am rehabbing a house and I am having some trouble with a three way connection. I have two three-way switches about 15 feet apart. These switches control two single-bulb light fixtures. I am not sure but it appears that the lights are between the two switches, electrically. I have identified the two travelers, a white and a red. I have identified...

I am rehabbing a house. Upstairs there are two three way switches about 15 feet apart that control two light fixtures. I have identified the two travelers. I have identified the hot wire (wire supplying 120VAC) and I have identified the wire going to the lights. So far, so good. I have the travelers wired the same on both switches (one traveler, red,...

We have a window seat in the living room that is made out of 3/4" plywood and 2x4 framing 16" OC and is painted. We are interested in laying 18x18 in travertine tiles but I have a few questions. 1. Since this is a low impact area mostly used for plants can I use mastic or do I have to use thinset. 2. If I have to go with thinset can I rough up the painted...

We had a slab built a few years ago and the builders simply built-up the earth to support a even slab, there are no concrete foundations...only dirt. The dirt is now eroding from around the perimeter of the slab leaving its corners hanging in the air. Anything I can do to repair this? Advice is greatly appreciated. Jack.
